Playa Norte, Isla Verde: Prices, Rentals, Residents
Playa Norte on Isla Verde: condo prices per square metre in 2026, who rents there, how far the marina and the schools are and what to check before you buy.
Prices in 2026
The district’s price is the marina’s price. Units with a marina view trade at a premium of about 15 percent over units in the same building facing the road, and the three buildings on the marina itself set the ceiling for the island.
| Unit | Median price per sqm | Typical size | Typical price |
|---|---|---|---|
| Studio | 2,600 CRC | 34 sqm | 88,000 CRC |
| One-bedroom | 2,400 CRC | 55 sqm | 132,000 CRC |
| Two-bedroom | 2,250 CRC | 78 sqm | 175,000 CRC |
| Penthouse | 2,900 CRC | 120 sqm | 348,000 CRC |
Who lives here and who rents
Fewer than a third of the units are lived in year round. The rest are short lets and second homes, and the streets are noticeably quieter from May to October when the season ends. Residents are mostly remote workers on eight-month stays and retired couples who spend the winter on the island.
Renters are visitors on stays of three to fourteen nights, arriving through the marina and the ferry. The demand is real and it is seasonal: bookings in the four winter months carry the year, and a unit that misses that window misses most of its income.
Getting around
The marina is a ten-minute walk from every building in the district. The ferry to the mainland leaves from the marina four times a day. The nearest primary school is in Puerto Viejo, 15 minutes by road, which is why families with children rarely settle here and why the Cerro Alto profile reads so differently.
Pros and cons
The pros are liquidity and demand. Units here sell faster than anywhere else on the island, at a median of 41 days on the market in 2025 per the registry, and the short-let demand is the deepest.
The cons are price, service charges and seasonality. Charges run at the top of the island’s range because of the pools and the salt air, as the service charges guide explains, and the summer is quiet enough that a unit relying on short lets needs a winter to remember.
Risks and what to check
Check the building’s statutes for a minimum stay rule before buying for short lets. Check the association’s reserve fund, because marina buildings replace lifts on a seven-year cycle. Check the survey plan on any ground-floor unit near the sand, for the reason the land ownership guide sets out.
Who this district is for: scenarios
The investor buying a one-bedroom to short-let for the winter and use in spring is the district’s typical buyer, and Marina Towers is the building most of them look at first. The buyer who wants a quieter coast at a lower price should read the Playa Sur profile next.
