Prices in 2026

Prices sit about a fifth below the north coast for the same unit, and villas on leased coastal land make up a larger share of sales here than anywhere else on the island.

The survey that moved the line

In 2024 the land office resurveyed the mean high tide line along the beach after three years of erosion at the western end. The 50 metre public strip moved inland by up to nine metres on eleven villa plots, leaving four pools and one guest house inside the strip. Those structures cannot be sold with the villa, and the owners are negotiating removal or a tolerance fee with the land office.

Buyers of any beachfront villa in the district should insist on the 2024 survey plan, not an older one. The land ownership guide explains how the lines are measured and why the older plan is worthless.

Who lives here and who rents

About half the units are occupied year round, the highest share of any coastal district. Residents are retired couples on annual leases and island families who work in the port at Puerto Viejo, a 20 minute drive.

The long-let market is the district’s quiet strength: one-bedrooms rent on twelve-month leases to teachers and port staff, and a landlord who prefers one tenant to forty guests a year can find one here. Short lets exist but book about half as many nights as the north.

Pros and cons

The pros are price, the newer building stock and tenants who stay. A two-bedroom here costs what a one-bedroom does in the north, and it rents to a family who pays every month.

The cons are distance and the survey. The airport is 45 minutes by road, the ferry is on the other coast, and a beachfront villa carries a legal question that a marina condo does not.

Risks and what to check

Check the survey date on any plot within 200 metres of the sand. Check the association’s minimum stay rule if you intend to short-let, and check its reserve fund for the same reason as everywhere on the coast. The title checks guide has the full list.

Who this district is for: scenarios

The buyer who wants to live by the sea year round, or to hold a long-let flat with one tenant, fits this district. The buyer chasing winter short-let income fits the Playa Norte profile better, and the buyer with a family and a school run fits the hills. Two completed buildings here, including Playa Sur Gardens, have their documents on file at the registry.

Frequently asked questions

Why is Playa Sur cheaper than Playa Norte?

No marina, no ferry and a longer drive to the airport. The beach is as good and the buildings are newer, but the short-let demand is about half, so investors pay less.

Which plots did the 2024 survey affect?

Eleven villa plots on the western end of the beach, where the 50 metre public line moved inland by up to nine metres. The land office publishes the list, and the district page links to it.
