Prices in 2026

A two-bedroom here costs what a coastal studio does. Houses on their own plots make up a third of sales, which no other district matches, and the plots are freehold.

Who lives here

Families. The 2025 registry census found 88 percent of units occupied year round, the second-highest share after the town, and the school bus from Puerto Viejo runs the ridge road twice a day. Residents work in the port and the hospital, or work remotely and chose the view over the beach.

Renters are families on twelve-month leases who could not find a three-bedroom in the town. Short lets are rare and book poorly; visitors want the sand.

The view and the road

The ridge sits 240 metres above the port, and every unit above the third floor sees the sea on both coasts. The road is the price of the view: eighteen minutes to the south coast, twenty-five to the marina, and a taxi rather than a walk to anything. Buyers who visit in a hire car underestimate this and buyers who visit on foot overestimate it.

Pros and cons

The pros are price, freehold title, the school run and service charges of about 1.8 CRC per sqm a month in buildings without pools or lifts, the lowest on the island as the service charges guide sets out. A family gets three bedrooms here for the price of one on the coast.

The cons are the absence of visitor income and the road. A unit here is bought to live in or to rent to a family, and it appreciates with the island’s economy rather than with its tourism.

Risks and what to check

Houses on their own plots need the survey plan and the permit for the house itself, because two houses on the ridge were built larger than their permits allow and cannot be sold as registered. The land ownership guide covers permitted use, and the title checks guide covers the permit. Condos here are older than on the coast and need the reserve fund read.

Who this district is for: scenarios

The family moving to the island, the remote worker who wants three bedrooms and a view, and the landlord who wants a family tenant on a twelve-month lease fit here. The investor after winter bookings fits the coast, and the Playa Norte or Cerro Alto comparison sets the two against each other with the numbers. Cerro Vista is the newest completed building on the ridge.

Frequently asked questions

Is Cerro Alto freehold?

Yes, every plot. The district sits inland of the coastal zone, so foreign buyers hold houses and condos on perpetual title with no lease and no renewal.

How far is the beach from Cerro Alto?

Eighteen minutes by road to Playa Sur and twenty-five to the marina at Playa Norte. Nobody walks it; the ridge road climbs 240 metres.
