From 1 September 2026 a notary on Isla Verde may not register a condominium transfer unless the file contains an association debt statement dated within ten days of the signing date. The amended regulation, published in the official gazette on 14 August, replaces the previous practice of accepting a statement up to 60 days old.

The change closes the gap in which a special assessment voted after the statement was issued followed the unit to the buyer unseen. Administrators must now issue a statement within five working days of a request, and may charge no more than 30 CRC for it.

Buyers with a signing date in September should ask the administrator for the statement in the same week as the notary appointment. The title checks guide and the service charges guide have been updated with the new rule.
